  endowment mortgage problems

Another year, another batch of mortgage endowment shortfalls. There are 11 million endowment policies, and 61% of them are at risk of shortfalls. Probably you are here because you received a 'red letter' or an 'orange letter' warning you that you may well face an endowment shortfall on your mortgage. Yes, this is frightening. That makes about 6,700,000 endowment policies with potential shortfalls. So you are not alone. First of all, don't panic.

What's gone wrong for endowment mortgages?

In general things have changed. Inflation has gone down, so share prices go up less, which means the values of endowment policies go up less. But interest rates have dropped too. The insurance companies like to point out that your mortgage interest payments are probably lower than they were, so you've got more money to put towards your endowment, or towards repaying your mortgage in other ways.

This site will try to help you if you want to complain about your endowment mortgage. We can't offer you financial advice about your individual circumstances - please see the disclaimer.

But I'm still worse off and I want to complain

You can't make a successful complaint just because your endowment policy is performing badly. Broadly speaking, to get compensation you have to establish two points.

  1. Your endowment mortgage was mis-sold to you

  2. You are out of pocket as a result.

What will this site do?

Endowment mortgage complaints are being handled badly

In December 2006 the FSA provided a scandalous update on handling of endowment mortgage complaints. It announced that more than 100,000 complaints previously rejected have been or are being reviewed. Around 75% of those reviewed so far have been decided in the consumers' favour and over £120 million in compensation paid in these cases.
